Sizes are internal (carpet) dimensions. Add 9 inches for external walls and 4.5 inches for partitions when you set these out on the envelope.

Designing a 40 × 40

On a square plot the Brahmasthan is a clean 13 × 13 ft square in the middle. Keep the dining or a small court there and you satisfy the single strongest Vastu rule without contorting the plan.

A 33 × 30 envelope is close to square, so the structural grid can be a regular 11 × 10 ft bay — three by three. That is the cheapest possible frame to build.
