Sizes are internal (carpet) dimensions. Add 9 inches for external walls and 4.5 inches for partitions when you set these out on the envelope.

Designing a 30 × 50

The 24 ft envelope is the same as a 30 × 40 — the extra ten feet of depth is what buys you the third bedroom. Plan it as a 30 × 40 with one more bay at the back.

With 42 ft of depth, the middle of the plan is far from any external wall. This layout puts the dining and stair there and lights them from a courtyard or a stair skylight.

Two attached toilets on the same west wall share a plumbing shaft. That single decision saves more money than any other in a 1500 sq ft house.
