Sizes are internal (carpet) dimensions. Add 9 inches for external walls and 4.5 inches for partitions when you set these out on the envelope.

Designing a 20 × 40

A 34 ft deep envelope means the middle of the house gets no external wall. Put the dining or the stair there — never a bedroom. If you must, pull a 4 × 6 ft light well off one side.

On a narrow plot the car porch has to live in the front setback. Four feet is not enough for a car; most 20 × 40 owners park half on the road, or give up the porch for a two-wheeler bay.

Cross ventilation is the whole game here: line the hall window up with the rear bedroom window so air runs the length of the plot.
