20 × 50 house plan — 1000 sq ft on a narrow plot

Twenty feet wide and fifty feet deep is the hardest common plot shape in India. Only the front and back walls can take a window. The plan below solves that the way row houses always have: a light well in the middle and rooms arranged either side of a single spine.

Setbacks assumed: Front 5 ft, rear 3 ft, sides 1.5 ft each. Setback rules vary by state, city, road width and number of floors — confirm yours with your local authority before you finalise anything.

Room schedule

Sizes are internal (carpet) dimensions. Add 9 inches for external walls and 4.5 inches for partitions when you set these out on the envelope.

Designing a 20 × 50

With 1.5 ft side setbacks you cannot put an opening on the side walls under most bye-laws, and even where you can, your neighbour will build up to their line. Design as if the side walls are blind.

The light well is not optional on a 42 ft deep envelope. Five by seven feet, open to the sky, placed between the dining and the stair, will light four rooms.

Go up rather than back. A G+1 on 20 × 50 gives 1400 sq ft of built-up area and lets the bedrooms move upstairs where they get front and rear windows.
