Three bedrooms, a hall and a kitchen is where Indian family housing settles. The question is almost never whether three bedrooms fit — it is whether they fit on one floor, or whether you should go up.
One floor or two?
A single-floor 3 BHK wants about 1000 sq ft of built-up area as a minimum and is comfortable at 1200. That means a 30 × 50, a 25 × 50 or bigger.
Below that, build a duplex. On a 30 × 40 or a 25 × 40, the working arrangement is hall, kitchen, dining and one bedroom on the ground floor, two bedrooms and a small family lounge on the first. You get a better house than a cramped single floor, for about the same money per square foot.

The two decisions that shape a 3 BHK
- How many toilets. Three bedrooms with three toilets costs you about 100 sq ft — often a whole bedroom's worth of comfort. Two attached plus one common is the usual compromise.
- Whether bedrooms open off a lobby or off the dining. A lobby costs 60–90 sq ft and is the difference between a house that feels planned and one that feels like rooms stuck together.
Vastu zones for a 3 BHK
Master bedroom south-west, second bedroom west, third bedroom north-west or south. Kitchen south-east, hall north to north-east, pooja north-east, toilets north-west and west, staircase south-west. Keep the centre of the plan for the dining or a courtyard.
